5 Fire Sprinkler Deficiencies We Find Most Often (And How to Avoid Them)

Most fire sprinkler deficiencies aren't dramatic. Nobody notices a slowly corroding pipe or a valve that got bumped closed six months ago -- until an inspection catches it, or worse, until the system needs to work and doesn't. After years of inspecting systems across Central Ohio, the same handful of issues show up again and again. Here are the five most common, and what you can do between visits to avoid them.

1. Closed or unsupervised control valves

A control valve that's shut off -- even accidentally, even temporarily during unrelated maintenance -- disables the whole system downstream of it. This is consistently the single most serious deficiency we find, because a closed valve doesn't announce itself. It just sits there, quiet, until the day it matters.

What you can do: valves should be sealed, locked, or electronically supervised so a change registers immediately. If any maintenance work near a sprinkler riser is planned -- even something unrelated, like plumbing or electrical work in the same room -- make sure whoever's doing it knows not to touch the valve, and confirm it's back in the correct position before they leave.

2. Storage stacked too close to sprinkler heads

This one is almost always a facilities issue, not a system issue. Storage racks get taller, inventory gets denser, and eventually something ends up within 18 inches of a sprinkler deflector -- which is enough to block the spray pattern and prevent water from reaching a fire below it.

What you can do: this is worth a quick internal walk-through any time storage layouts change, not just at your annual inspection. It's a five-minute check that avoids a real gap in protection.

3. Gauges that are old, damaged, or reading incorrectly

Pressure gauges are how everyone -- your staff, your inspector, the fire department -- confirms the system actually has pressure. An inaccurate gauge can hide a real pressure loss for months, since nothing looks wrong until someone checks it against a calibrated reference.

4. Fire department connections (FDCs) with missing or damaged caps

The FDC is how the fire department boosts water supply to your system during a real fire. Missing caps let debris and corrosion into the connection over time, and damaged threads or a stuck swivel can slow down a hookup that needs to happen in seconds, not minutes.

5. Sprinkler heads over 50 years old still in service

Older sprinkler heads are held to a stricter testing standard the longer they stay in service -- and for good reason, since the materials and manufacturing tolerances from decades ago don't match what's used today. If your building has original equipment from a much older renovation, this is worth asking about specifically.

None of these are things a building owner would catch on a casual walk-through -- they require someone who knows exactly what to check and how often. That's the actual value of a scheduled inspection: not a piece of paper for compliance, but catching the quiet stuff before it becomes the loud stuff.
